The ENBD HQ Branch sits within the bank's Dubai headquarters complex — the customer-facing retail-banking floor inside the Tier-1 group HQ. Where the headquarters tower itself stacks LEED, FITWEL, WELL, SmartScore, and WiredScore, the branch within targets a different and equally rare combination: LEED, WELL Health & Safety, LEED Zero Energy, and LEED Zero Carbon. Two LEED Zero certifications on a single retail asset is among the hardest outcomes the rating system offers.
What LEED Zero Energy and LEED Zero Carbon actually demand
Most "net-zero" claims in the market are aspirations. LEED Zero Energy and LEED Zero Carbon are different — they're operationally verified certifications. To qualify, a project has to demonstrate over a 12-month performance period that:
- LEED Zero Energy — annual source-energy use is balanced by on-site or off-site renewable energy production attributable to the project.
- LEED Zero Carbon — operational carbon emissions are zero, accounting for both energy use and occupant transportation associated with the building.
Both certifications require the project to first hold a base LEED certification, then submit twelve months of performance data verified by USGBC. There is no path to either via design intent alone — the building has to actually deliver. That's why most consultancies don't take Zero engagements; the deliverable extends well past handover.
Why net-zero is harder for a retail branch
A retail-banking branch has constraints that office floors don't. Customer-facing hours mean cooling, lighting, and IT load profiles are sharply different from a typical Tier-1 HQ floor. Branding requirements drive lighting power densities up. Security, signage, and ATM operations consume continuous power. Reconciling those operational realities with a Zero Energy target requires the design team to engineer the load down aggressively before sizing the renewables — every watt of unnecessary load makes the renewable problem larger.
Adding WELL Health & Safety on top of the Zero certifications brings IAQ, materials, and operational protocols into the same envelope — without giving back the energy budget. WELL H&S is the post-2020 standard that codified the operational hygiene playbook (cleaning, ventilation, water, communications) that emerged from the pandemic. Adding it to a Zero project tightens the design space considerably.
Inside the ENBD relationship
ISG's role on the HQ programme — both the tower and the branch — is the headline of a multi-decade ENBD relationship that already covers Burj Khalifa, Dubai T3, Yas Mall, Capital Plaza, KAFD, and a long list of UAE and KSA branches.
