The Emirates NBD UAE headquarters is the flagship building of the bank's group estate — and the reference point for ENBD's group-level ESG narrative. The certification target is unusual: five separate certifications on one building, delivered in parallel. LEED, FITWEL, WELL, SmartScore, and WiredScore — each from a different organisation, each with its own assessor, each with its own design implications. Reconciling all five on a single asset is exactly the integration challenge ISG specialises in.
Five rating systems, one building
Each of the five rating systems on ENBD HQ UAE measures something different — and on a few credit areas, they actively conflict. A naive design approach optimised purely for LEED might score poorly on WELL's air-quality protocols. WELL strategies for daylight access can compete with energy-modelling targets unless the glazing strategy is engineered to satisfy both. SmartScore and WiredScore drive cabling, integration, and digital-infrastructure decisions that have to be designed in at the structural-coordination stage, not bolted on later.

Why the bank is doing it
For a Tier-1 regional bank pursuing a group-level ESG narrative, the HQ building has to demonstrate every dimension of the strategy: environmental performance (LEED), occupant health (WELL, FITWEL), and digital readiness (SmartScore, WiredScore). The five-certification stack is the only way to evidence that breadth on a single asset. It's also a recruiting and tenanting story — talent and partner organisations increasingly evaluate workspace on health and digital metrics, not just energy.
