The ENBD HQ Branch sits within the bank's Riyadh headquarters complex — the customer-facing retail-banking floor inside the Saudi flagship. Where the HQ tower itself stacks five certifications, the branch within targets the equally ambitious quadruple combination: LEED, WELL Health & Safety, LEED Zero Energy, and LEED Zero Carbon. It mirrors the certification programme being delivered on the ENBD HQ Branch in Dubai — and brings net-zero retail banking to Saudi Arabia.
Net-zero in Riyadh's climate
LEED Zero Energy and LEED Zero Carbon are operationally verified certifications — they require twelve months of post-occupancy performance data demonstrating that energy use and operational carbon are net zero. Achieving that in Riyadh's climate is harder than in Dubai by a meaningful margin: the cooling load profile is sharper, daytime ambient temperatures peak higher, and the renewable yield from rooftop PV is excellent but has to be matched against a steeper consumption baseline.
That's why the design strategy has to drive load down aggressively before sizing the renewables. The path to LEED Zero in KSA goes through:
- Best-in-class envelope thermal performance (high-spec glazing, insulation, air-tightness).
- Heat-recovery and dehumidification strategies tuned to the climate.
- Lighting-power densities pushed below typical retail-banking norms.
- Right-sized renewables (rooftop PV, possibly off-site PPA) to close the residual gap.
WELL Health & Safety on top
WELL Health & Safety is the post-2020 standard codifying operational hygiene — cleaning regimens, ventilation rates, water management, communications, emergency preparedness. Adding it to a Zero Energy / Zero Carbon programme tightens the design space further: WELL ventilation rates push energy load up; the project has to absorb that hit while still hitting net-zero. The reconciliation is exactly the kind of multi-system optimisation ISG's in-house engineering capability is built around.
The two-country net-zero programme
The ENBD HQ Branch UAE and ENBD HQ Branch KSA are essentially the same certification programme — same target stack, same operational verification requirements — delivered in two different regulatory and climatic environments. Running both in parallel demonstrates a footprint very few sustainability consultancies in the region hold: net-zero retail banking, simultaneously, in both Dubai and Riyadh, anchored by ISG's prior delivery of Net Zero + Positive Energy on Meydan Parking.
