The Emirates NBD KSA headquarters is the Saudi mirror of the bank's Dubai HQ — and the centrepiece of ENBD's expanded presence in the Kingdom under Vision 2030. The certification programme is identical to the UAE flagship: LEED, FITWEL, WELL, SmartScore, and WiredScore — five certifications on one building. Reconciling that stack on a single asset is the integration challenge ISG is built around.

The five-certification logic — applied to KSA

Stacking LEED, FITWEL, WELL, SmartScore, and WiredScore on a single building is a deliberate strategy. Each system covers a different dimension that institutional stakeholders, regulators, and tenants increasingly evaluate independently:

For an HQ tied to a group-level ESG narrative — and one that has to satisfy international institutional capital — every dimension above has to be evidenced through third-party verification. Designing for five rating systems simultaneously is a fundamentally different exercise than designing to one and adding the rest later, because the credit conflicts have to be reconciled at the design-coordination stage, not after drawings lock.

Why a parallel HQ in Riyadh

Saudi Arabia's banking and financial-services sector has been one of the most visible beneficiaries of Vision 2030 — capital markets reform, IPO activity, and a deepening pool of institutional financial products. For Emirates NBD, having an HQ-grade footprint in Riyadh is no longer optional; it's central to staying competitive across the GCC. Mirroring the UAE flagship's certification programme inside KSA is what signals to regulators, tenants, and partners that the bank is committed to the Saudi market at the same standard as Dubai.

Operating across two regulatory regimes

ENBD HQ KSA and ENBD HQ UAE are essentially the same certification programme delivered in two different regulatory environments — different building codes, different procurement norms, different supply chains, different MEP design conventions.
