ISG was engaged to deliver LEED ID+C Platinum certification and the full performance-modelling stack for the ENBD branch fitting out within the development.

What ID+C Platinum demands inside a tenant fit-out

LEED Interior Design and Construction (ID+C) rates the tenant's scope rather than the base building — lighting, HVAC equipment within the lease boundary, finishes, water fixtures, IAQ, occupant comfort. Hitting Platinum at this level is meaningfully harder than at Silver or Gold: every project team has to push harder on materials specifications, energy-consumption modelling, and acoustic and daylighting performance to clear the threshold.

For a banking branch, the constraint set is sharper than for a generic office tenant. Branch operations have specific requirements around vault and ATM zones, signage, security infrastructure, and standardised customer-service layouts — none of which can be dropped to chase a credit. The ID+C strategy has to thread through ENBD's brand and operational standards while still hitting the highest LEED tier.

The performance-engineering layer

ISG's scope on the ENBD KSA branch programme typically combines the certification work with the full set of in-house engineering services that produce the credit evidence:
