Meydan Podium Development
The Meydan Podium Development is part of Meydan's master-planned racing-and-leisure precinct — the Dubai district anchored by the Meydan Racecourse and built around hospitality, retail, and high-end residential. ISG is engaged on the project as Green Building Management and LEED certification consultant for the Design & Construction phase, with delivery currently in progress.
The Meydan precinct
Meydan is one of Dubai's most distinctive masterplans. Built around the Meydan Racecourse — home of the Dubai World Cup, the world's richest horse race — the district has expanded over the past decade into a mixed-use neighbourhood combining racing, hospitality, residential, and commercial uses. The Podium Development sits within this larger fabric and inherits the precinct's design ambitions: a high-quality public realm, integration with the racecourse, and visible sustainability standards across the building stock.
Within that masterplan, ISG is also engaged on Meydan Parking — the precinct's marquee Net Zero project — and on three further buildings in the Meydan portfolio: Building N, Building P, and Building Q.
What LEED ID+C delivers
LEED for Interior Design and Construction (ID+C) is the rating system used when the certification scope covers a tenant fit-out or interior project rather than a full base-building development. It rates the indoor environment, the materials specified for the fit-out, the lighting and ventilation systems, and how the interior interacts with the base building's energy and water systems.
For a development of this kind, that scope typically includes:
- Indoor Environmental Quality — low-VOC paints, adhesives, sealants, and flooring; ventilation rates above the ASHRAE baseline; daylight access for occupied areas.
- Energy & Atmosphere — high-efficiency lighting (LED with daylight and occupancy controls), an energy model demonstrating performance against the LEED reference baseline, and metering infrastructure for ongoing measurement.
- Materials & Resources — environmental product declarations (EPDs), sourced timber, recycled content, and construction-waste diversion targets.
- Water Efficiency — low-flow fixtures and metering — particularly important in Dubai's water-stressed context.
Why developers in Meydan certify
Dubai isn't legally required to deliver LEED on most building types — the local Al Sa'fat green-building regulations are the floor. But premium developments in branded precincts like Meydan increasingly choose LEED on top of Al Sa'fat compliance because international tenants, hospitality operators, and institutional investors all use LEED as their universal benchmark. A Meydan asset with verified LEED ID+C certification gives the developer a cleaner story for both leasing and disposal.
