Meydan Building N
Meydan Building N is one of three buildings — N, P, and Q — that ISG is delivering simultaneously within the Meydan precinct, alongside the wider Meydan Podium Development and the marquee Meydan Parking Net Zero project. Building N is in the Design & Construction phase, with ISG engaged as Green Building Management and LEED certification consultant.
The N–P–Q portfolio in parallel
Running three buildings through LEED simultaneously, on overlapping construction programmes within the same precinct, is a different exercise from running one. The base credit framework is identical for each building — but the design teams, contractors, fit-out scopes, and timelines vary. The consultancy task is to keep certification strategy consistent across the three projects so that documentation, performance baselines, and credit interpretations don't drift.
Where this matters most is on the credits that depend on process rather than physical outputs:
- Construction Indoor Air Quality Management Plans — different contractors, identical IAQ requirements; the plans have to land at the same standard on every site.
- Construction Waste Management — diversion targets and audit-grade documentation, harmonised across three sites.
- Materials and Resources — environmental product declarations and sourcing requirements that benefit from being centralised across the portfolio rather than re-tendered building-by-building.
Building N's role in the precinct
Within Meydan's master-planned racing-and-leisure district, Building N sits within a coordinated commercial cluster. The certification scope covers the Design & Construction phase under LEED ID+C — the rating system that addresses the indoor environment, materials, energy systems, and water performance of an interior fit-out integrated with its base-building services.
For developers operating within Meydan, LEED is increasingly the default. Dubai's local Al Sa'fat regulations set the regulatory floor, but premium leasing categories and international institutional tenants benchmark on US rating systems. LEED certification on Building N provides that benchmark.
Why ISG was engaged across the cluster
Delivering three Meydan buildings in parallel — alongside Meydan Podium Development and the Net Zero Meydan Parking project — gives the developer a single source of truth on sustainability strategy across the precinct. ISG's scope on Building N includes Green Building Management oversight (the day-to-day coordination of the sustainability requirements with the design and contracting teams) and the full LEED Design & Construction certification pipeline up to USGBC submission.
