Emirates NBD — Yas Mall Branch
Yas Mall is the largest shopping centre in Abu Dhabi — roughly 2.5 million square feet of leasable area on Yas Island, sitting between Ferrari World and the Yas Marina Circuit. Inside it, Emirates NBD operates a branch that ISG helped certify to LEED ID+C Platinum, aligning the fit-out with Yas Mall's wider sustainability framework while pushing the interior to a top-tier rating.
What we delivered
ISG led the LEED ID+C – Platinum-level submission together with the engineering disciplines that earn the credits: performance energy modelling, daylighting simulation, acoustic consultancy, sustainable design consultancy, green building regulations and specifications, and independent commissioning. The work involved aligning the branch with Yas Mall's existing sustainability guidelines while integrating the strategies that take an interior fit-out from compliant to Platinum on energy, indoor environmental quality, and overall environmental performance.
Why retail at this scale is a different problem
A bank branch inside a 2.5-million-square-foot mall has constraints that a standalone branch doesn't. The host building runs centralised cooling, has its own ventilation strategy, controls fire and life-safety, and has retail-tenant guidelines that govern what a fit-out can and cannot do. A LEED ID+C team has to find Platinum-level performance inside those constraints — the leasehold can't change the chillers, the façade, or the central plant.
Where the credits come from in this environment:
- Lighting power density — high-efficacy LED with controls calibrated for retail visibility while still meeting LEED's reduction thresholds
- Plumbing fixture efficiency — low-flow specifications throughout the leasehold
- Indoor air quality — low-VOC interiors with ventilation rates verified against ASHRAE 62.1
- Acoustic comfort — important in a mall environment where ambient noise is high and a banking interaction needs privacy
- Commissioning — independent verification of the tenant-side systems and their interface with the mall's base-building infrastructure
Why ENBD chose Platinum, not just certification
The bank's branch standard is Platinum-by-default. That's an operational choice, not a marketing one — it means the same technical playbook is repeated at every new branch and every refit, which is what makes a programme of this size deliverable. ISG has supported a substantial share of that programme across the UAE and KSA.
