Emirates NBD — Capital Plaza Tower Branch

Capital Plaza is one of the Abu Dhabi Corniche's defining towers — a mixed-use complex on the city's seafront promenade with a Sofitel hotel, residences, and Grade-A office space. Inside it, Emirates NBD operates a branch that ISG helped certify to LEED ID+C Platinum, aligning the fit-out with the tower's wider sustainability objectives.

What we delivered

For Capital Plaza, ISG led the LEED ID+C – Platinum-level submission together with the technical disciplines that earn the credits: performance energy modelling, daylighting simulation, acoustic consultancy, sustainable design consultancy, green building regulations and specifications, and independent commissioning. The work involved aligning the branch with the tower's existing sustainability framework while pushing the interior fit-out to a Platinum outcome on energy, indoor environmental quality, and overall environmental performance.

Aligning a Platinum fit-out with the host tower

The trickiest part of certifying a single retail-bank branch inside a multi-tenant tower is reconciling the fit-out's ambitions with what the base building can support. Capital Plaza is connected to a district cooling network and has its own central services; the branch had to extract Platinum-level performance from inside that envelope without conflicting with the tower's MEP strategy.

The technical levers in a fit-out at this level are familiar but unforgiving: high-efficacy LED lighting on daylight-responsive controls, low-flow plumbing fixtures, ASHRAE 62.1 ventilation rates with low-VOC interiors, careful acoustic separation between teller and office areas, and a commissioning agent who verifies that what was specified is what was actually installed.

Emirates NBD operates one of the largest LEED-certified branch networks in the GCC. ISG has supported the bank across UAE and KSA on this programme, and the Capital Plaza branch is one of several Platinum-level fit-outs we've delivered together. Repeating the same playbook across dozens of locations is what makes the bank's sustainability commitments operational — not aspirational.
