ENBD Ibn Battuta

Ibn Battuta Mall sits on Sheikh Zayed Road and is one of the largest themed shopping malls in the world — six themed courts based on the travels of the 14th-century explorer Ibn Battuta, anchoring one of Dubai's busiest retail corridors. ISG was engaged on the Emirates NBD branch inside the mall to deliver Green Building Management and LEED Certification across the design and construction stages.

The Sheikh Zayed Road retail context

Ibn Battuta Mall is one of Dubai's high-traffic retail destinations and one of the more architecturally distinctive — themed courts, central atriums, multiple anchor zones across a long footprint. Tenant fit-outs there have to respect the mall's master architectural language while delivering a brand-consistent ENBD branch experience and meeting the bank's internal sustainability standards.

For an interior-fit-out LEED scope, that means the credit strategy has to be agreed against three sets of design constraints: Ibn Battuta's tenant guidelines, ENBD's brand and operational standards, and USGBC's LEED ID+C credit categories. The hard part is keeping all three aligned across the build — when a contractor proposes a value-engineering change, every credit pathway it touches has to be re-evaluated.

Why mall-based branch certifications matter for ENBD

Emirates NBD operates one of the largest branch networks in the UAE, and across the past decade the bank has consistently certified its new and refurbished branches under LEED — including flagships like Burj Khalifa, branches at Yas Mall, Dubai Terminal 3, KAFD, and others. The Ibn Battuta branch is part of that network: certifying the mid-traffic mall branches is what turns "we have a flagship LEED project" into "our entire customer-facing estate is rated." That estate-level commitment is the harder claim, and it's the one that makes ENBD's certification programme distinctive among UAE banks.
