LEED Silver Points: A Comprehensive Guide
Understanding LEED Silver Points: A Comprehensive Guide
LEED Silver certification requires a project to achieve a minimum of 50-59 points out of a possible 110 points under the LEED v5 rating system. One way to accumulate these points is through the Building Product Selection and Procurement credit (MRc4), which awards points based on the multi-attribute scores of products used in specific categories. Achieving a product category adjusted value over 100% earns you 1 point, while exceeding 200% earns 2 points, with a maximum of 10 points available for this credit.
How to Earn LEED Silver Points Through Material Selection
To earn points under the Building Product Selection and Procurement credit, projects must select products that meet certain criteria across nine specified categories. These categories include paints and coatings, adhesives and sealants, flooring, walls, ceilings, insulation, furniture, composite wood, and plumbing fixtures. Each product is assessed based on its performance in five key areas: climate health, human health, ecosystem health, social health and equity, and circular economy.
Calculating Multi-Attribute Scores
The multi-attribute score (MAS) for a product is calculated by assessing its performance in each of the five criteria areas. Products can achieve different levels of success in these areas, with higher scores indicating better performance. The MAS is then multiplied by the product's value to determine its adjusted product value for LEED. For example, if a product has a MAS of 1.5 and represents 20% of the total value of products in its category, it would contribute 30% to the category's adjusted value.
Product Category Adjusted Value Calculation
To calculate the product category adjusted value for LEED, sum the adjusted values of all eligible products within a category and divide by the total unadjusted value of all products in that category. If this value exceeds 100%, the project earns 1 point; if it exceeds 200%, the project earns 2 points. This process is repeated for each of the nine product categories.
Practical Guidance from Real Project Experience
In practice, achieving high multi-attribute scores often involves selecting products that are certified by recognized third-party organizations, such as those aligned with the Mindful Materials Common Materials Framework (CMF) or the AIA Architecture and Design (A&D) Materials Pledge. These certifications ensure that products meet rigorous standards for sustainability and environmental responsibility.
LEED v5 Requirements and Thresholds
Under LEED v5, projects must adhere to specific requirements to qualify for points. For instance, the documentation for each product must be USGBC-approved, and double counting is strictly prohibited. Projects can earn up to 10 points by demonstrating significant improvements in the sustainability of their material selections across multiple categories.
