Understanding LEED Points: A Comprehensive Guide
LEED points are awarded to projects that meet specific sustainability criteria outlined by the U.S. Green Building Council (USGBC). These points are crucial for achieving various levels of LEED certification, such as Certified, Silver, Gold, and Platinum. In LEED v5, projects can earn points through a variety of credits, each addressing different aspects of sustainability, from energy efficiency to transportation access.
LEED v5 Certification Levels and Points
To achieve LEED Platinum in LEED v5, projects must complete all prerequisites, earn a minimum of 80 points, and fulfill decarbonization requirements in key credits like electrification, enhanced energy efficiency, renewable energy, and embodied carbon reduction. Each credit offers a range of points based on the level of compliance, encouraging projects to go beyond basic requirements.
Transportation Credits in LEED v5
One of the ways to earn LEED points is through transportation-related credits, which focus on providing access to quality transit and walkable locations. Projects can earn points by locating in areas with high public transit service or by being situated in walkable neighborhoods.
Access to Quality Transit
Projects can earn up to 5 points by ensuring that any functional entry of the building is within walking distance (0.25 miles or 400 meters) of public transit stops. The minimum daily public transit service required varies depending on the number of weekday and weekend trips. For instance, to earn 2 points, the transit service must offer at least 72 weekday trips and 30 weekend trips. Higher points require higher frequencies of service.

Walkable Location
Projects can also earn up to 3 points by being located in a walkable neighborhood. This involves meeting the location efficiency requirements via Walk ScoreĀ® or by having a certain number of essential services within a walking distance of 0.25 miles (800 meters) from any functional entry. For example, a Walk Score between 70 and 79 earns 2 points, while a score of 80 or more earns 3 points.
Density and Diverse Uses
Another way to earn points is by locating in a building where the surrounding density within 0.25 miles meets specified values. Projects can earn up to 3 points based on the combined density of residential and nonresidential areas. For instance, a combined density of 35,000 square feet per acre of buildable land can earn 3 points.
Base Building Certification
For commercial interiors projects, leveraging a base building that is already LEED-certified can significantly contribute to earning points. By choosing a base building certified under LEED v4, v4.1, or v5 BD+C, projects can benefit from the sustainable practices already implemented, potentially earning up to 4 points based on the base building's performance in surrounding density and diverse uses or access to quality transit.
