In LEED v5, the scorecard categories are structured around nine key product categories, each assessed for its environmental and social impact. Projects can earn points by selecting materials that meet specific criteria within these categories, with a maximum of 10 points possible. The scoring mechanism involves calculating a multi-attribute score (MAS) for each product, which is then used to determine the overall category score.

The Nine Product Categories

LEED v5 evaluates materials across nine categories: paints and coatings, adhesives and sealants, flooring, walls, ceilings, insulation, furniture, composite wood, and plumbing fixtures. Each category includes various products, such as primers, sealers, specialized dyes, and concrete toppings, among others. The goal is to promote the use of materials that are optimized across multiple attributes, including human and environmental health, regenerative sourcing, and circular economy principles.

Calculating the Multi-Attribute Score (MAS)

To calculate the MAS for a product, you need to assess its performance across five criteria areas: climate health, human health, ecosystem health, social health and equity, and circular economy. Each product can achieve up to three levels of achievement within these areas. The MAS is then multiplied by the product's value to find the adjusted product value for LEED. This process ensures that products with higher environmental and social benefits receive greater recognition.

Scoring and Point Allocation

The adjusted values of all eligible products in a category are summed and divided by the total unadjusted value of all products in that category to get the product category adjusted value for LEED. If this value exceeds 100%, the project earns 1 point; if it exceeds 200%, 2 points are awarded. Points are awarded per category, with a maximum of 10 points achievable across all categories.
