LEED v5 Credit Categories Explained

Understanding LEED Credit Categories

LEED v5 introduces a structured approach to awarding credits through specific categories, focusing on sustainable material selection and procurement. Projects can earn up to 10 points by selecting eligible materials that meet certain criteria across nine product categories. This system incentivizes the use of environmentally responsible materials and promotes holistic sustainability.

The Nine Product Categories

LEED v5 identifies nine key product categories for evaluation, including paints and coatings, adhesives and sealants, flooring, walls, ceilings, insulation, furniture, composite wood, and plumbing fixtures. Each category is assessed based on the multi-attribute scores of the products used within it. Projects can earn points for achieving high scores in these categories, with a maximum of 10 points available.

Paints and Coatings

This category includes materials like primers, sealers, topcoats, and specialized dyes. Products are evaluated on their ability to protect surfaces and enhance aesthetics while minimizing environmental impact.

Adhesives and Sealants

Products in this category include specialized sealers and hardeners. They are assessed on their performance in terms of durability and environmental friendliness.

Flooring, Walls, Ceilings, Insulation, Furniture, Composite Wood, Plumbing Fixtures

Each of these categories follows similar principles, focusing on the environmental and health impacts of the materials used. For instance, flooring might consider the use of recycled content and low-VOC emissions, while furniture could emphasize sustainable sourcing and recyclability.

Evaluation Criteria and Scoring

To calculate the adjusted value for each product category, the multi-attribute score (MAS) of each product is multiplied by its value. The sum of these values is then divided by the total value of all products in the category. If the resulting adjusted value exceeds 100%, the project earns 1 point; exceeding 200% earns 2 points. Points are awarded per category, up to a maximum of 10 points.

Criteria Areas and Achievement Levels

Products are evaluated across five criteria areas: climate health, human health, ecosystem health, social health and equity, and circular economy. Each area has three achievement levels, and products can earn higher values by meeting multiple criteria. This multi-attribute approach ensures a comprehensive assessment of sustainability.

Practical Guidance from Real Project Experience

From our experience at ISG, we recommend starting early in the design phase to identify and specify products that meet LEED v5 criteria. Engaging with manufacturers who provide detailed documentation on product sustainability can streamline the process. Regularly updating your material list and reassessing products as new options become available can also help maximize points.

Project Priorities Credit

The Project Priorities (PR) credit category allows projects to earn points for pursuing sustainability goals beyond the established credits. This flexibility encourages innovative strategies and aligns with evolving best practices and sector-specific goals. Projects can achieve up to 10 points by addressing regional priorities, project-type priorities, exemplary performance, pilot credits, or innovative strategies.
