ICD Brookfield Place
ICD Brookfield Place is the flagship Class-A office tower in the DIFC, developed jointly by the Investment Corporation of Dubai (ICD) and Brookfield Properties. At 54 floors, it's the largest single Grade-A commercial development in the financial free zone — and a benchmark address for the international banks, law firms, and asset managers operating out of Dubai.
What we delivered
ISG provided Green Building Management, LEED certification, and performance modelling across the ICD Brookfield Place development. The scope covered the integrative-design coordination needed on a Grade-A office tower of this scale — energy modelling against an ASHRAE 90.1 baseline, daylighting analysis, and the documentation discipline that turns a complex MEP and façade strategy into a defensible certification submission.
Why DIFC's flagship tower needs this
The DIFC's tenant base is dominated by international financial institutions whose own ESG commitments require them to occupy buildings with credible third-party-verified ratings. For a developer the size of ICD-Brookfield, LEED certification is not an optional differentiator — it's a baseline expectation from the tenants the building was designed to attract.
The technical work that earns the certification on a tower like this:
- Performance energy modelling — calibrating the model against the actual mechanical and façade design to demonstrate measurable savings against the LEED baseline
- Daylighting analysis — for a tower with a highly glazed perimeter, balancing daylight credits against solar heat gain in Dubai's climate
