The Innovation category is LEED's recognition that sustainability does not stop at the credit checklist. Up to 6 points are available for projects that go beyond the standard requirements -- through novel strategies, pilot credits testing new ideas, exemplary performance on existing credits, or the presence of a qualified LEED professional on the team. These points often make the difference between certification levels.
Overview
The Innovation (IN) category contains two credits: Innovation (up to 5 points) and LEED Accredited Professional (1 point). The Innovation credit can be satisfied through three types of achievement: innovation in design strategies, pilot credits, or exemplary performance on existing LEED credits.
Unlike other LEED categories, Innovation has no prerequisites. Every point is optional. But at 6 points out of 110, this category represents meaningful scoring potential -- particularly for projects sitting a few points below a certification threshold. A project at 78 points (Gold) can reach 80 (Platinum) with just two well-chosen innovation strategies and a LEED AP on the team.
Key Credits
| Credit | Points | Pathways |
|---|---|---|
| Innovation | 1-5 | Innovation strategies, pilot credits, and/or exemplary performance (max 2 exemplary) |
| LEED Accredited Professional | 1 | LEED AP with specialty on the project team |
Requirements in Practice
Innovation Strategies
An innovation strategy is a sustainability measure that goes beyond the scope of existing LEED credits. To qualify, the strategy must demonstrate a measurable environmental or health benefit, be applicable to other projects (not unique to your building), and not simply be a higher threshold of an existing credit (that is what exemplary performance is for).
Each innovation strategy requires a narrative explaining the intent, the requirements the project met, the measurement approach, and the supporting documentation. The narrative should be concise and evidence-based -- reviewers evaluate whether the strategy delivers genuine environmental benefit, not whether the write-up is eloquent.
Proven Innovation Strategies for Gulf Projects
- Green cleaning program: Implementing a comprehensive green cleaning policy using certified cleaning products (Green Seal or equivalent), high-performance cleaning equipment with HEPA filtration, and documented cleaning procedures that minimize occupant exposure to chemicals
- Integrated pest management: A preventive approach to pest control that minimizes or eliminates pesticide use through building maintenance, habitat modification, and targeted treatment only when monitoring indicates a threshold has been crossed
- Occupant education program: A structured program that educates building occupants about the sustainability features of the space and how to use them effectively -- particularly relevant for high-performance buildings where occupant behavior affects system performance
- Sustainable purchasing policy: An organizational commitment to purchasing environmentally preferable products for ongoing operations -- paper, toner, furniture, cleaning supplies, and office equipment
- District cooling optimization: For projects served by district cooling, documenting how the tenant fit-out optimizes the interface with the district system to minimize energy waste
Pilot Credits
Pilot credits are experimental credits that USGBC makes available for testing. They address emerging sustainability topics and represent an opportunity to earn Innovation points while contributing to the evolution of the LEED rating system.
To pursue a pilot credit, the project team must register for the specific pilot credit through LEED Online, attempt the credit requirements, and complete a survey about the experience -- regardless of whether the credit is achieved. Available pilot credits change periodically; check the LEED pilot credit library for current options.
Pilot credits that have been successfully tested by many projects are often incorporated into future LEED versions as standard credits. Early adoption through the pilot program gives project teams familiarity with requirements that may become mandatory in later rating system versions.
Exemplary Performance
Exemplary performance is achieved when a project significantly exceeds the maximum threshold of an existing credit. Not every credit has an exemplary performance pathway -- only those specifically marked as eligible. A maximum of two exemplary performance strategies can count toward Innovation points.
Common exemplary performance targets include:
- Water use reduction: Achieving reduction beyond the maximum credit threshold (typically 55% or more)
- Energy performance: Achieving energy cost savings beyond the maximum credit level (typically 32% or more for ID+C)
- Construction waste diversion: Diverting more than 75% of construction waste from landfill
LEED Accredited Professional
This is the simplest point in LEED: have at least one principal participant on the project team who holds a LEED AP credential with the appropriate specialty. For ID+C projects, this is LEED AP Interior Design + Construction (LEED AP ID+C).
The credential must be active at the time of certification review -- not just at the time of registration. Legacy LEED APs without specialty do not qualify for this credit. The LEED AP should be a meaningful participant in the project team, contributing to credit strategy and documentation, not merely listed on the registration.
Documentation Tips
- Write innovation narratives early. Do not leave innovation credit narratives until the final submission push. Develop the strategy concept during design, document it during construction, and write the narrative when the evidence is fresh.
- Follow the USGBC format. Innovation narratives must address: intent (what environmental problem does this solve), requirements (what specific measures were implemented), submittals (what evidence supports the claim). Deviating from this structure invites review comments.
- Check pilot credit availability. Pilot credits are added and retired periodically. Confirm that your target pilot credit is still available and accepting new registrations before committing resources to it.
- Verify LEED AP credential status. The LEED AP credit requires an active credential at the time of review, not registration. Ensure the team member's credential maintenance is current -- lapsed credentials do not qualify.
- Do not duplicate credit requirements. An innovation strategy cannot simply be a more rigorous version of an existing credit requirement. If you are exceeding an existing credit threshold, file it as exemplary performance, not as an innovation strategy. Reviewers reject innovation narratives that repackage existing credit requirements.
Common Mistakes
Common Mistakes
- Submitting generic innovation narratives: "We implemented a sustainability program" is not an innovation strategy. The narrative must describe specific, measurable actions with documented outcomes. Generic programs without quantified benefits are routinely rejected.
- Exceeding the exemplary performance cap: Only two of the five Innovation credit points can come from exemplary performance. Teams that plan three or more exemplary performance strategies must also develop at least one true innovation strategy or pilot credit to fill the remaining points.
- Relying on a legacy LEED AP: Legacy LEED APs (credentialed before the specialty system was introduced) do not qualify for the LEED AP credit. Only LEED AP with specialty (e.g., LEED AP ID+C, LEED AP BD+C) satisfies the requirement. Verify the credential type, not just the existence of a LEED credential.
- Missing the pilot credit survey: Pilot credit registration requires completing a post-attempt survey regardless of whether the credit is achieved. Missing the survey can disqualify the pilot credit from counting as an Innovation point.

Frequently Asked Questions
How many LEED innovation points are available?
Up to 6 points: 5 through the Innovation credit (combining innovation strategies, pilot credits, and/or exemplary performance with a max of 2 exemplary) and 1 for having a LEED AP with specialty on the project team.
What is a LEED pilot credit?
Pilot credits are experimental credits testing emerging sustainability topics. Register through LEED Online, attempt the requirements, and complete a post-attempt survey. Successful pilot credits earn Innovation points and contribute to LEED's evolution.
What qualifies as LEED exemplary performance?
Exceeding the maximum threshold of an eligible existing credit by a defined increment. Not all credits have exemplary performance pathways. A maximum of two exemplary performance strategies can count toward Innovation points.
How does the LEED AP credit work?
One point for having a LEED AP with appropriate specialty (LEED AP ID+C for interior projects) as a principal team participant. The credential must be active at certification review. Legacy LEED APs without specialty do not qualify.
What innovation strategies work best for Gulf projects?
Green cleaning programs, integrated pest management, occupant education programs, sustainable purchasing policies, and district cooling optimization. Each must demonstrate measurable environmental benefit and be applicable to other projects.
