When Is LEED v5 Required?

LEED v5 is required when a project team decides to pursue certification under this version of the Leadership in Energy and Environmental Design (LEED) rating system. This decision is typically made early in the project's planning phase, before registration. LEED v5 is applicable to projects that aim to meet the latest sustainability standards and criteria set forth by the U.S. Green Building Council (USGBC). To ensure alignment with the project's goals, constraints, and characteristics, careful consideration of the LEED v5 requirements is essential.

Understanding LEED v5

LEED v5 is structured around eight key categories that address various aspects of sustainable design and construction practices. These categories include:

Rating System Selection

The selection of the appropriate LEED rating system is critical. Projects must register under the most suitable system based on their type and scope. For instance, LEED for Building Design and Construction (BD+C) is applicable to whole buildings and whole additions to buildings that are either new constructions or undergoing major renovations, where at least 60% of the gross floor area is complete. Documentation Requirements

To achieve LEED v5 certification, project teams must prepare comprehensive documentation. This includes contract documents, calculations, reports, manufacturer product information, photographs, and descriptive narratives. For ongoing operations and maintenance (O+M) projects, additional documentation such as maintenance logs, energy and water bills, and data from field or lab verified testing may be required.

Specific Requirements for LEED v5 Certification

Minimum Program Requirements (MPRs)

Projects must adhere to the Minimum Program Requirements (MPRs) which stipulate that the project must be located in a permanent position on existing land and use reasonable LEED boundaries. This means that all land within the LEED project boundary must be included in the evaluation, including areas altered due to construction and those primarily used by the project's occupants.

Platinum Certification Requirements

To achieve LEED v5 Platinum certification, projects must not only earn all prerequisites and sufficient credits but also meet specific decarbonization requirements. These include achieving electrification, enhanced energy efficiency, renewable energy, and reduced embodied carbon in materials and resources.
