LEED Points for Gold: Understanding the Requirements

To achieve a Gold certification under LEED v5, projects must accumulate a minimum of 60 points out of a possible 110. Among these points, the Building Product Selection and Procurement credit (MR 274) offers significant opportunities for earning points towards the Gold threshold. This credit evaluates the sustainability of materials used in construction, rewarding projects that integrate products with multiple eco-friendly attributes.

Building Product Selection and Procurement (MR 274)

The Building Product Selection and Procurement credit allows projects to earn up to 10 points by selecting materials that meet certain sustainability criteria. The credit assesses products based on their performance in five key areas: climate health, human health, ecosystem health, social health and equity, and circular economy. Each product is assigned a Multi-Attribute Score (MAS) based on its level of achievement in these areas.

Calculating Adjusted Values for LEED Points

To calculate the adjusted value for a product category, you need to multiply each product's MAS by its value and then sum these values. This total is divided by the total unadjusted value of all products in the category to get the product category adjusted value for LEED. If this value exceeds 100%, the project earns 1 point; if it exceeds 200%, the project earns 2 points. Projects can earn up to 10 points by achieving high scores in multiple product categories.

Product Categories and Examples

The credit covers nine product categories, including paints and coatings, adhesives and sealants, flooring, walls, ceilings, insulation, furniture, composite wood, and plumbing fixtures. Each category has specific examples of products that can be assessed. For instance, paints and coatings include primers, sealers, and specialized dyes, while adhesives and sealants might include specialized hardeners and toppings for concrete floors.
