LEED for Building Design and Construction (BD+C): New Construction is a rating system designed for new buildings or major renovations where at least 60% of the gross floor area is complete. This system evaluates the sustainability of the building's design, construction, and operation, aiming to reduce environmental impact and enhance human health.

Eligibility and Scope

To qualify for LEED BD+C: New Construction, the project must encompass the entire gross floor area of a building, including both interior and exterior elements. Projects undergoing major renovations, which involve extensive alterations to the building’s structure, MEP systems, and site work, are also eligible. These renovations typically require a new certificate of occupancy upon completion.

Certification Levels and Requirements

LEED certification is awarded at four levels: Certified, Silver, Gold, and Platinum. Each level requires a different number of points across several categories, including Sustainable Sites, Water Efficiency, Energy and Atmosphere, Materials and Resources, Indoor Environmental Quality, and Innovation in Design. To achieve certification, a project must meet all prerequisites and earn a sufficient number of credits to reach the desired level.

Similarly, in the Indoor Environmental Quality category, projects must ensure adequate ventilation rates and indoor air quality monitoring.

Tenant Exclusion Provisions for Existing Buildings

For projects involving existing buildings, tenant exclusion provisions allow for the certification of only the tenant space without affecting the entire building. This is particularly useful for commercial interiors where the scope is limited to the interior space and does not include the exterior shell or site work.
