LEED Materials & Resources Credits Guide
LEED Materials and Resources Credits: An Overview
The LEED Materials and Resources (MR) credits aim to promote the use of environmentally responsible materials in building projects. Specifically, the multi-attribute adjusted value calculation for LEED evaluates products based on their performance across five criteria areas: climate health, human health, ecosystem health, social health and equity, and circular economy. Each product's score is calculated using a formula that adjusts the value of each product category, with a maximum of 5 points available for achieving high standards across five different product categories.
Understanding the LEED v5 MR Credit Requirements
To earn points under the LEED v5 MR credits, projects must select products that demonstrate achievement across multiple eco-friendly attributes. The evaluation process involves assessing products based on their performance in five key areas, each with three achievement levels. Products that meet these levels in multiple criteria areas are considered multi-attribute products and earn higher values within the credit system.
Product Category Adjusted Value Calculation
The adjusted value for a product category is calculated using a formula that sums the multi-attribute scores of individual products within that category. If the total exceeds 100%, the project earns one point per product category, up to a maximum of five points for achieving high standards across five different categories. This encourages projects to prioritize materials that are optimized for multiple environmental and social benefits.
Criteria Areas and Achievement Levels
The five criteria areas—climate health, human health, ecosystem health, social health and equity, and circular economy—are assessed at three levels of achievement. Projects can earn points by selecting products that meet these levels, thereby demonstrating a commitment to sustainable and socially responsible material choices. This holistic approach ensures that the materials used in construction contribute positively to both the environment and society.
Practical Guidance for Implementing LEED MR Credits
From our experience at ISG, successfully implementing the LEED MR credits requires careful selection of materials that align with the project's sustainability goals. Here are some practical tips:
- Material Selection: Focus on materials that have certifications or third-party validations for their environmental and social performance. Look for products that meet the criteria for multiple areas, such as those certified by the Forest Stewardship Council (FSC) for ecosystem health and the Cradle to Cradle Certified™ program for circular economy principles.
- Supplier Collaboration: Engage suppliers early in the design phase to understand the availability and cost implications of sustainable materials. Collaborate with manufacturers who are committed to transparency and continuous improvement in their production processes.
- Documentation: Maintain detailed records of product selections, certifications, and supplier communications. This documentation is crucial for demonstrating compliance with LEED requirements during the certification process.
Exemplary Performance and Innovation Strategies
Beyond the basic requirements, projects can earn additional points by achieving exemplary performance or adopting innovative strategies. Exemplary performance involves exceeding the credit requirements or reaching the next incremental percentage threshold. Innovation strategies can include adopting new methods not covered by the current LEED rating system, which must be documented and justified to the USGBC.
