LEED for Existing Buildings Operations and Maintenance (EB O+M) is specifically designed for buildings that have been fully operational and occupied for at least one year. To achieve certification, projects must adhere to a set of prerequisites and credits that cover various aspects of sustainability, from energy efficiency to indoor environmental quality.

Key Components of the EB O+M Checklist

Prerequisites and Credits Overview

The EB O+M checklist is organized into eight categories: Integrative Process, Planning, and Assessments (IP); Location and Transportation (LT); Sustainable Sites (SS); Water Efficiency (WE); Energy and Atmosphere (EA); Materials and Resources (MR); Indoor Environmental Quality (EQ); and Project Priorities (PR). Each category contains specific prerequisites and credits that must be met to earn points towards certification.

Energy and Atmosphere (EA)

In the EA category, one of the key prerequisites is the Fundamental Commissioning of the Building Energy Systems. This involves verifying that the building's energy systems are operating as designed. Additionally, there are credits for advanced commissioning, which requires ongoing commissioning plans to ensure long-term operational efficiency. The Enhanced Commissioning for Building Enclosure credit applies if the project scope includes major alterations to more than 25% of the building envelope or more than 5,000 square feet, necessitating field testing for water penetration and infrared imaging.

Indoor Environmental Quality (EQ)

The EQ category focuses on creating healthy and comfortable indoor environments. Credits include improving thermal comfort, enhancing acoustics, and providing access to daylight and views. These credits aim to enhance occupant well-being and productivity.

Materials and Resources (MR)

The MR category addresses the responsible sourcing and management of building materials. Credits include waste diversion, purchasing environmentally preferable products, and using recycled content materials. These measures help reduce the environmental impact of building operations.

Practical Guidance from Real Project Experience

From our experience at ISG, we've found that successful EB O+M projects often start with a thorough assessment of the building's current state. This includes evaluating energy consumption, water usage, and indoor air quality. By identifying baseline conditions, project teams can set realistic targets and develop strategies to achieve LEED certification.

One common challenge is achieving the Advanced Commissioning credit. This requires not only initial commissioning but also an ongoing commissioning plan that includes regular system checks and adjustments. Implementing a robust training program for facility staff is crucial to ensure that these ongoing processes are maintained effectively.

Specific LEED v5 Requirements and Thresholds

LEED v5 introduces several new requirements and thresholds. For instance, the Energy Metering and Reporting credit (EAp4) mandates the installation of submeters to track energy use in different parts of the building. This detailed monitoring helps identify areas for improvement and supports the achievement of other energy-related credits.

Another important threshold is the requirement for at least 60% of the gross floor area to be complete for major renovations, as defined in the BD+C rating system. This ensures that the project scope is substantial enough to warrant the application of the EB O+M checklist.
