LEED (Leadership in Energy and Environmental Design) certified apartments are residential buildings that meet rigorous standards set by the U.S. Green Building Council (USGBC). These standards ensure that the apartments are environmentally responsible and resource-efficient throughout their lifecycle. LEED certification is awarded based on various criteria, including energy efficiency, water conservation, indoor environmental quality, and sustainable site selection.
Key LEED v5 Requirements for Apartment Buildings
To achieve LEED certification, apartment buildings must comply with specific requirements outlined in the LEED v5 Reference Guide for Building Design and Construction. Here are some key aspects:
Base Building Certification (Option 1)
For projects pursuing LEED ID+C: Commercial Interiors certification, the base building must be certified under LEED BD+C using versions LEED v4, LEED v4.1, or LEED v5. The base building should have earned points for either the LT Credit: Surrounding Density and Diverse Uses or LT Credit: Access to Quality Transit. This ensures that the building's core structure and systems are sustainable, providing a solid foundation for tenant spaces.
Surrounding Density (Option 2)
Apartments located in high-density areas are favored as they promote walkability and easy access to amenities. To qualify, the building site and buildable land within a 0.25-mile radius must meet certain density thresholds. Residential density must be at least 7 or 12 dwelling units per acre, and nonresidential density must reach a Floor Area Ratio (FAR) of 0.5 or 0.8. Combined, these densities must total 22,000 or 35,000 square feet per acre of buildable land.
Access to Transit (Option 3)
Proximity to public transit is crucial for reducing vehicle miles traveled (VMT) and associated greenhouse gas emissions. To earn points, the apartment building must be located in an area with sufficient public transit service. The minimum daily public transit service trips required are 72 weekday trips and 30 weekend trips for 2 points, increasing up to 360 weekday trips and 216 weekend trips for 5 points.
Walkable Location (Option 4)
The building must be situated in a walkable location, as measured by Walk ScoreĀ® or proximity to essential services within a 0.25-mile radius. Points are awarded based on the Walk Score and the number of diverse uses available nearby. For instance, a Walk Score between 60-69 with 4-7 diverse uses earns 1 point, while a score of 80 or higher with 11 or more uses earns 3 points.
