How to Get LEED GA
To achieve LEED Gold (GA) certification, your project must accumulate a minimum of 60 points across various categories defined by the LEED v5 rating system. This includes prerequisites and credits in categories such as Location and Transportation (LT), Water Efficiency (WE), Energy and Atmosphere (EA), and others. Achieving LEED GA requires strategic planning, adherence to specific thresholds, and thorough documentation.
Selecting the Right Rating System
The first step towards LEED GA certification is selecting the appropriate rating system for your project. For interior design and construction projects, you would typically use the LEED v5 Interior Design and Construction (ID+C) rating system. Ensure your project aligns with the minimum program requirements (MPRs) and register on the Arc platform.
Location and Transportation (LT) Credits
One key area to focus on is the Location and Transportation (LT) credits. These credits aim to promote sustainable locations and transportation options. Here are some practical ways to earn these credits:
- Access to Quality Transit: To earn up to 5 points, your project must be located in areas with high-quality public transit service. The number of weekday and weekend trips per day required increases with the number of points. For example, to earn 2 points, the minimum daily public transit service must offer 72 weekday trips and 30 weekend trips.
- Walkable Location: Another way to earn up to 3 points is by locating your project in a walkable area. This can be assessed through Walk ScoreĀ® or by counting the number of essential services within a 0.25-mile radius. For instance, a Walk Score between 60-69 with 4-7 nearby uses earns 1 point, while a score of 80 or more with at least 11 uses earns 3 points.
Base Building Certification
If your project is pursuing LEED ID+C: Commercial Interiors certification, leveraging a base building that is already LEED-certified can significantly boost your chances of achieving LEED GA. Specifically, the base building should have earned points for either the LT Credit: Surrounding Density and Diverse Uses or LT Credit: Access to Quality Transit under LEED v4 or v4.1, or LTc3: Compact and Connected Development under LEED v5.
Documentation and Review Process
Thorough documentation is crucial for LEED certification. Your submission should include plans, specifications, calculations, reports, manufacturer product information, photographs, and descriptive narratives. For ongoing operations and maintenance (O+M) projects, additional documentation like maintenance logs, energy and water bills, and survey results may be necessary.
The process involves submitting your documentation to GBCI for review. Feedback will be provided, allowing you to make adjustments as needed. Multiple rounds of review might be required until your project meets the certification criteria.
